1. Introduction
These Terms and Conditions govern all bookings, tenancy arrangements, and service agreements entered into with Rentaborg Properties AB (“Rentaborg”, “we”, “us”). By submitting an enquiry, confirming a booking, or signing a service agreement with Rentaborg, you accept these terms in full.

2. Services
Rentaborg provides:
- Corporate housing sourcing and management for businesses relocating employees or deploying project teams
- Serviced apartment stays for business travellers requiring short to medium-term accommodation
- Long-term property management services for property owners
Services are available across Sweden, Norway, Denmark, the Netherlands, Germany, Belgium, Finland, and Iceland. Coverage in specific cities is subject to availability.
3. Bookings and Confirmation
A booking is confirmed only upon written confirmation from Rentaborg and receipt of any required deposit or signed agreement. Verbal commitments do not constitute a confirmed booking.
Rentaborg reserves the right to decline or withdraw from a booking where the requested accommodation cannot be sourced to the required standard, in which case any deposit paid will be refunded in full.
4. Pricing and Payment
All prices are quoted in the relevant local currency unless otherwise agreed. Prices include VAT where applicable under local legislation.
For corporate accounts, invoices are issued monthly in arrears unless otherwise agreed in the service agreement. Payment terms are 30 days from invoice date. Late payment may attract interest charges in accordance with applicable law.
Pricing is subject to change for new bookings. Confirmed bookings are not subject to price increases during the agreed term.
5. Minimum Stay and Notice Periods
The minimum stay for corporate housing is 30 days unless otherwise specified at the time of booking.
For stays without a fixed end date, a minimum of 30 days' written notice is required to terminate. Fixed-term agreements end on the agreed date; early termination may be subject to a fee as specified in the individual agreement.
6. Guest Conduct and Property Care
Guests are expected to treat the property with reasonable care and respect local regulations regarding noise, waste, and building rules. Smoking is not permitted in any Rentaborg property unless explicitly specified.
Any damage beyond normal wear and tear may be charged to the booking company or individual guest. Rentaborg will provide photographic documentation of any damage claim within 14 days of check-out.
7. Utilities and Services
Unless otherwise stated, all properties include utilities (electricity, water, heating), high-speed internet, and basic furnishings. Additional services such as weekly cleaning, laundry, or concierge support are available at additional cost where specified.
8. Cancellation Policy
Cancellation terms are specified in the individual booking confirmation or service agreement. General guidelines are as follows:
- Cancellation more than 30 days before check-in: full refund of any deposit paid
- Cancellation 14–30 days before check-in: 50% of first month's rent retained
- Cancellation less than 14 days before check-in: first month's rent non-refundable
For corporate accounts with master service agreements, cancellation terms as specified in that agreement supersede the above.
9. Force Majeure
Rentaborg shall not be liable for failure to perform its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to natural disasters, government restrictions, or actions of third-party property owners. In such cases, Rentaborg will make reasonable efforts to provide alternative accommodation.
10. Limitation of Liability
To the maximum extent permitted by law, Rentaborg's total liability in connection with any booking or service arrangement shall not exceed the total amount paid by the client in the three months preceding the event giving rise to the claim.
Rentaborg is not liable for indirect, consequential, or punitive damages arising from the use of its services.
11. Governing Law
These terms are governed by Swedish law. Any disputes shall be subject to the exclusive jurisdiction of the Swedish courts, unless otherwise agreed in a master service agreement.
12. Amendments
Rentaborg may update these Terms and Conditions from time to time. Updated terms will be posted on this page. Continued use of Rentaborg's services after the effective date of any update constitutes acceptance of the revised terms.
